Looking at the new features mentioned, I would never pay $199 for that.... Doubt any other LPX users would.

This. So far, what's known about the new features is anything but promising. And I'd bet it's still the very same engine, hence lousy time stretching and pitch shifting, lousy audio editing, bugs not adressed, probably still no working ARA support, etc.
I'm open for a positive surprise but I doubt there'll be much.

Apparently, some features of the apps in the Creator Bundle will only be available to subscribers.

No mentioning of any Logic features so far, but I could imagine this to come. Say, for something like an AI singer (which Cubase 15 already has). Or maybe for some sound content, too.

I have a feeling it will be a free upgrade to 12 and updates will remain free. Not sure if there will be feature differences between perpetual and subscription versions going forward though. It looks like most if not all of the new features that will be limited to Creator Studio subscribers will be powered by AI, as Apple repeatedly describes them as "intelligent" features. The apps are continuing to receive other new features that do not require a subscription over time, so one-time purchasers are not completely left out.”

If this is true, it's good. And kinda indicates Logic Pro updates will be free for perpetual license owners. Let's hope so.A one-time purchase will still be available, but access to some of the premium content is available only to Apple Creator Studio subscribers. If you already own Final Cut Pro, it will continue to be updated.

Well, featurewise that might be true. As it is an "upgrade" this time, I am really hoping we get some new features apart from the AI enhancements mentioned in the articles/website so far.

I'm fine with that. I'm not sure what you mean here? Have you not been receiving free updates for Logic? They usually release 2 updates per year. I can understand if you just bought Logic this would be annoying. However I've owned LPX since release (2013), I'm not going to complain about them not giving me updates for free. After 13 years of free updates - hell yeah, I'd say that was one hell of a deal!
