Hi
I am looking for a phisical modelling (i.e. NOT sample based) pipe organ synth. There's a really great synth called Aeolus for linux but I couldn't find anything similar for windows.
Any tips?

I don't know of any non-sampled pipe organs, but you could probably build one with Tassman.
I use samples (PMI's baroque organ with Kontakt), so that doesn't help you.

In NI's Reaktor 5 there is the Steampipe 2 ensemble, which is fantastic.
Blurb from the NI site: "SteamPipe 2 is an acoustic modeling synthesizer that effectively models air being blown through a tunable pipe. It uses a tuned resonator to create bowed, blown, and plucked sounds, as well as strange new hybrid sounds. In addition to a tuned all-pass filter and many controls for the "shape" of the pipe, there is a mod wheel-controlled filter to achieve damping and breath noise effects. The new version uses new core cells for an even more powerful sound."

Those give the sound of a church/cathederal/ type pipe organ. As well, they have several 'combo organs' like you find a club band using.
Tassman also uses 3-4 tonewheels that can be midi controlled and mixed.
And finally you get all the other great AAS presets plus you can build your own:
