Waveform 11.5.18
For some reason when I try to 'Export: Render To A File' it shows the waveform progress then blanks from about 75%, leaving just a straight line (nothing can be heard on this part on playback). I've tried with and without 'only render marked region'.
I haven't changed any settings and it's only on this particular track.
It plays fine in the recording interface
Any help would be appreciated

If it helps, you can always use a bounce track; this seems to bypass all issues like this. And I'm not saying this is a better approach--it works in most DAWs (and kind of what we used to do in the days before DAWs!).
1. Create a track called "Master Track" (or whatever)
2. Route all active audio tracks to "Master Track" (on the right of the tracks)
3. Create a second track called "Bounce Track" (or whatever).
4. Set the input of Bounce Track to be "Master Track." Now, all active tracks play through Master Track, which then is picked up by the Bounce Track.
5. Arm Bounce Track to record.
6. Mute Bounce Track.
7. Put the playhead at the start of the tracks
8. Press record...and the Bounce Track will record everything, dutifully.
When done, press stop. Look for the bounced track in your projectors' Recorded Audio folder. It should be a 24-bit .WAV, ready to go.
Note: if you're using any master bus effects, including overall project fadeout, these will be bypassed by this method. I've pretty much stopped using any/all master bus effects and master fades for this reason. The above method gives me much more control over plugins and effects since the "Master Track" can do much more than the master bus (including unlimited plugins!).
Anyway, this seems to eliminate a lot of weirdness that sometimes happens with rendering tracks. Of course, it does mean you have to change your workflow, as you see above, but in the end this is a very flexible method for me.

Regarding your specific description, though, I'm wondering if there's some automation hiding in it that fades it out or mutes the track. Sounds like the track in question goes mute at precisely the same point each time?
Spotify, Apple Music, YouTube, and even Deezer, whatever the hell Deezer is.

No automation.
I can completely Render selected tracks, but not the whole thing. Occasionally it might succeed, but it's rare and random.
I noticed some 'render' files in the Export folder, which don't normally end up there. Maybe that's something to do with it?

SORTED!
A particular track had a couple of plugins, one being a Pitch shifter, so I bounced that track down onto another one and deleted the original and it's done the trick
