Fade-in and fade-out

Yesterday I installed a demo copy of Tracktion and I downloaded one of the demo sessions (called 'Static Observer').

I can see that some of the timeline clips have got (what looks like) a fade-in or fade-out. There are a couple of good examples on the track called 'In/Out Piano'.

How do I adjust those fades? Or apply a fade to some other clip?

Double-click your track to make it a usable size, then click on your clip. Just below the top left and top right corners, you'll see a little white box with a black outline and a line across the middle. Drag the left one to mark the end of the fade-in or the right one to mark the end of the fade-out. Notice also that the properties panel (the lower middle section of the screen) has bar & beat values for the end of the fade-in and the start of the fade-out. You can edit the values there to make them more precise, if you wish, or just enter the required values there. Underneath these values are some shapes which you can choose to apply to your fades. There's also cross fade settings down there if you need them. There's often more than one way to do something in Tracktion.
