Project file takes forever to open.

I am facing an issue that the project files take too long to open.
Is there any way I can figure out what is causing the problem?

New project files, or large existing ones?

Contributing to slowness...
1. Many, many tracks
2. Sampler VST's with large sample files/libraries; not enough memory; slow disk where the samples are
3. Lots of (unused) audio takes in the project
4. Any chance some samples or parts of the project on OneDrive or GoogleDrive or other replicated/remote
file system ?

Also contributing to long load times: plug ins that need verification via ilok or other sources. Waves plugins, for example, takes a while to load.
